The four primary view types
View configuration depends on tower-and-side combination — same compass direction can look at very different things depending on which tower you're in.
- North-facing Tower 1 — direct Burj Khalifa from upper floors, premium pricing
- East-facing — Sheikh Mohammed Bin Rashid Boulevard, Downtown skyline
- South-facing — Dubai Opera, Old Town Dubai panoramas
- West-facing — Sheikh Zayed Road skyline, Gulf horizon on highest floors
- Inter-tower stacks — confirm orientation; some lower-floor sides face the other tower
Why upper Tower 1 commands a premium
Tower 1's upper floors (50+) are the strongest view band in the development, capturing Burj Khalifa, Boulevard, Old Town, and Gulf horizon depending on the side. Pricing on these units runs at the top of the building. Tower 2's upper floors (mid-50s) capture similar views but with a slightly different floor band and some sightlines partially blocked by Tower 1 on certain sides.
View premium dynamics
A direct-Burj-Khalifa-facing high-floor unit at Address Residences commands a substantial premium over a comparable Boulevard-facing or community-facing unit. The Address brand layered onto the view stack means premium-buyer demand is broader than at standard residential buildings.
